Finding the right property

Register with Tafaders and take advantage of our extensive database of exclusive rental properties throughout London. Viewing properties

Once we have a clear understanding of your requirements you will receive a selection of properties. We will email you when the latest properties become available and talk you through the suitability matching your criteria. We endeavour to arrange appointments that are convenient to you during weekdays, evenings and on Saturdays.

Making an offer

Once you have selected a property and agreed the main terms of your tenancy you will be required to complete a reservation fee form where you may state any special conditions of your offer. Before we can communicate the offer to the landlord you will need to pay Tafaders a ‘reservation fee’ the sum equivalent to two weeks rent to show your intent to proceed with the tenancy and in this respect Tafaders will make the necessary arrangements, subject to contract, for the commencement of the proposed tenancy. Once a reservation fee deposit is received, Tafaders will place the property ‘under offer‘ on the Lettings market whilst we discuss your offer with the landlord. Your ‘reservation fee’ will be credited to your security deposit. Any offer made is subject to satisfactory references being received and a tenancy agreement being completed.

Acceptance of your offer

When your offer has been accepted, we apply for references and begin preparation of the tenancy agreement between yourself and the landlord. In addition we will remove the property from the lettings market.

References

Tafaders will either use an accredited referencing agency, Homelet, in order to establish a Tenant’s suitability for a property or we can check references ourselves (Bank, employment and previous landlord references will be required). The referencing agency will confirm the identity of the applicant, confirm that the Tenant is in a financial position to pay rent, establish whether there is any adverse financial history and obtain a previous landlord reference to satisfy the landlord that you are a credible Tenant.

Alongside the referencing Tafaders will draw up and issue Tenancy agreements for the property and all the necessary documentation that you need in order to move in.

Deposits, Fees and Initial rental payment

Prior to a tenancy commencing and once satisfactory references are received, Tafaders will provide you with a statement showing the initial monies due. This will include the first rental payment, normally one month or quarter in advance depending upon the terms agreed. The tenancy agreement fee and the deposit, usually the equivalent of six weeks’ rent, are collected at the same time as per the following;

  • First Month’s Rent – The first month’s rent is calculated on a calendar month basis, by multiplying the weekly rent by 52 and dividing by 12. However please note that in cases where we are unable to reference the tenant a different mutually agreed payment between the tenant and landlord may be agreed and required.
  • Security Deposit – the sum equivalent to six weeks rent. This is held against any breakages, missing items or damages over and above normal wear and tear throughout the tenancy. The security deposit is returned at the end of the tenancy, less any appropriate deductions. Security deposits taken by Tafaders on an Assured Shorthold Tenancy are held according to the terms of The Deposit Protection Service. www.depositprotection.com

  • A renewal charge of £70 + VAT will be payable each time the tenancy is extended.
  • A change of occupancy will inccur a charge of £100 + VAT.

Tenancy Agreement

Both the tenant and the Landlord are required to sign the Tenancy Agreement. This will form your letting contract and is legally binding. The agreement normally used is called an Assured Shorthold Tenancy. Once you have read the Tenancy Agreement and any queries raised have been answered we will invite you to come in, sign the agreement and pay the balance due on the tenant statement after the ‘reservation fee’. The remaining balance can be settled by either bankers draft (made payable to Tafaders), online via www.tafaders.com, by telephone or bank transfer. The only stipulation being, funds must clear by the day you are moving in.

Your tenancy agreement will stipulate;

  • The term of your tenancy – the minimum length of time you agree to rent the property for
  • How much rent you will pay, and how often
  • Your responsibilities regarding bills, council tax and maintenance
  • Your rights and obligations as a tenant
  • Your landlord’s responsibilities and rights during your tenancy

Inventory

Before the tenancy begins, an inventory is prepared detailing the contents and condition of the property. On the day of your move you will either meet a check-in clerk at the property or collect the keys from our office. A copy of the report is supplied to both landlord and tenant.

Completion

You will need to arrange for the redirection of your mail, and contact all of the relevant utility companies, service providers and your local council to set up accounts in your name.
